Commercial space, Planning to install an LED signage, Do i need to inform Commercial landlord? He is not very approachable, and i rarely see him. I see him like once a month, and he is hard to talk to like a person who keeps threatening to shoot people type of guy. Something like that by the road because my store is being blocked by a wall.

It is important to inform your commercial landlord about your plan to install an LED signage on the premises, even if they are not very approachable. This is typically outlined in the lease agreement, and failing to inform the landlord could lead to potential legal issues or lease violations.

Here are some steps you can take in this situation:

1. Review Your Lease Agreement: Check your lease agreement to see if there are any specific clauses related to making alterations or installations on the property. It may outline the process for seeking landlord approval for such changes.

2. Document Your Proposal: Prepare a detailed proposal outlining your plan to install the LED signage, including the size, placement, and any potential impact on the property. This will show your landlord that you have carefully considered the installation.

3. Request a Meeting: Try to schedule a meeting with your landlord to discuss your proposal in person. If face-to-face communication is challenging, you could also consider sending a formal written request outlining your plans.

4. Seek Legal Advice: If you are unable to reach your landlord or if they are unresponsive to your requests, consider seeking legal advice to understand your rights and obligations as a tenant.

5. Consider Alternative Options: If installing the LED signage is not feasible without landlord approval, you may need to explore alternative solutions such as relocating the signage or finding other ways to increase visibility for your store.

Remember that communication and transparency are key in such situations, even if your landlord is difficult to approach. It is in your best interest to keep your landlord informed and seek their approval before making significant changes to the property.
